Like choosing the person you will to rent to.
If there's no push to sell your home..... discuss the landscape with those that seem interested and choose from whom you will accept an offer from.

Found a resident on my little hackberry two days ago. Not the customer I planted the tree for but one I'm pleased has moved in. This is a unicorn caterpillar AKA Schizura unicornis. Really wonderful crypsis when it is on the right leaf. Fortunately, it was on the wrong leaf so I could recognize it.

Cool!
I found a pupa last week that looked similar to the grey parts along the back of yours adhered to the garage entry at our camp.
Wondered what kind it was or is to become!

I hope that I attract them (and more)--and that I am lucky enough to spot them and get their picture.
